Unlike most places, Honolulu does not have any companies specializing in Tenant-Rental Placement Services. There are a couple of reasons for this;
- Due to low return rates on investments in Hawaii, Owners are reluctant to give up one months rent to pay agents or companies providing those services.
- Due to a low vacancy rate, there are multiple applicants for vacant units.
So Tenants are pretty much on there own when looking for rental units. Tenants must go from Property Manager to Property Manager and ask to see their available units. Most will not show units of competing Property Managers.
Thus, many Tenants find rentals on Craigslist. But, BEWARE, there are a lot of scam artists on Craigslist who copy listing of real estate agents and then offer them for rent. NEVER send deposit money to Offers on Craigslist.
A better way to find rentals in Honolulu, is to go to the Honolulu Board of Realtors site www.HiCentral.com and use the For Rent button. You can then contact Property Managers Directly.

Should all else fail, you can hire an agent to find you a rental. Our fee for this service is one months rent. This fee is paid directly to us by Tenant and is not part of fees due to the Landlord.
Deposit Monies! In Hawaii, Landlords are allowed to charge no more than, one months rent as deposit for the unit. By Law! They may not add on any other fees, such as a cleaning fee. They cannot charge the last months rent upfront and Tenants can not use the security deposit as last months rent.
Pets in Rentals! To start, Many condos do not allow pets in the building. If allowed, the landlord or owner may not allows pets in their rental. Should pets be allowed in a rental, Landlords are now allowed to charge up to an additional months rent as a Pet Deposit.
